The Menlo House was built in 1896 and is a Nationally Registered Historic Building.  This posed several challenges for our team; beginning with no exterior structural changes allowed by the historic overlay commission.  Purchased at auction, our team got to work and completely renovated, stabilized, and rented to the USC Trojan Knights, a men's honorary organization on campus.

This property was acquired in a private REO sale at an excellent price. As part of the renovation, a new roof was installed, all of the plumbing supply lines were replaced and most of the interiors were renovated, which significantly enhanced the common areas and curb appeal. This new look-and-feel helped achieve the goal of attracting wonderful, stable tenants at superior rent levels which in return has generated a nice an excellent CAP rate for the investors.
